Moving to Naperville, IL – My 2026 Ultimate Guide

Moving to Naperville, IL . A local REALTOR®’s honest look at what it’s really like to live here!

Welcome! If you and I haven’t met yet, I’m Rich Ayers, a Naperville-area REALTOR® who has spent more than 20 years helping people move to this wonderful community. I created this guide because I know how overwhelming it can feel when you’re considering a move — especially to a place you don’t fully know yet.

Most of the people I help are juggling a mix of excitement, curiosity, and stress. They want to understand the neighborhoods, the schools, the commute, the cost of living, and whether life here will “fit” their family. My hope is that this guide feels like sitting down with a friend who’s been here a long time and can tell you the truth about what Naperville is like day-to-day.

This page is your starting point — and from here, you can explore each major topic in more depth through the Content Pages I’ve linked throughout.

Why People Love Living in Naperville

It’s easy to rattle off the awards Naperville has won over the years, but for me, the real charm comes from the everyday moments: families walking to the farmers’ market on Saturday mornings, kids riding their bikes to school, neighbors actually knowing one another, and the comfort of having great parks, schools, and restaurants all within reach.

Naperville has a reputation for being safe, welcoming, and very community-oriented. Whether you’re coming from a big city, a different suburb, or even a different state, it doesn’t take long before this place starts to feel like home.

If you’re early in your research and simply want to understand why so many families choose Naperville, I break this down further in my Naperville Relocation Center.

Understanding Naperville’s Neighborhoods

One of the most common questions I hear is, “Where should we live?” And the honest answer is that it depends on your lifestyle, commute, preferences, and budget. Naperville has many distinct areas, each with its own personality.

Downtown offers walkability and historic charm.
North Naperville is known for its established neighborhoods and proximity to everything.
South Naperville tends to attract people looking for newer homes and planned communities with pools or clubhouses.
And then there’s East vs. West Naperville, each with its own subtle differences.

Choosing a neighborhood is a big decision, but it becomes easier once you know what you’re looking for. You can explore the areas in more detail in my Naperville Neighborhoods & Subdivisions page.

Navigating Naperville Schools (District 203 & 204)

If you’re moving with children, the school conversation is probably front and center. Naperville is served by two of the best-rated districts in Illinois — District 203 and District 204. They are both excellent but offer slightly different environments and serve different parts of the city.

District 203 covers most of north and central Naperville and has a long-established, traditional feel. District 204 includes south and east Naperville and is known for its newer schools and strong arts programs.

I will also talk about Private School options in Naperville too!

Many families move to Naperville because of the schools, but choosing between Naperville Dist 203, Naperville Dist 204 or private Naperville schools can be confusing. I break everything down more clearly in Naperville Schools & Education Hub.

Cost of Living, Property Taxes & What to Expect Financially

Let’s be honest: Naperville isn’t the cheapest suburb in Illinois. Property taxes are higher than the national average, and home prices vary significantly based on location and school district.

However, many families feel the value they get — the schools, parks, safety, amenities, resale value — more than make up for it. If you’re relocating from another state, there may be some financial differences you’ll want to be ready for.

What Daily Life Feels Like in Naperville

Beyond the statistics and home prices, people want to know: “What’s it like to live here day-to-day?” What is the “Naperville Lifestyle”?

Naperville offers an easy blend of suburban comfort and lively community life. There’s always something to do — from walking the Riverwalk, relaxing at Centennial Beach, trying new restaurants, or attending seasonal festivals and events. Families love the parks, trails, playgrounds, and the general sense of safety and connection.

Understanding the Local Real Estate Market

After two decades working in this market, I can confidently say that Naperville continues to be a strong, steady real estate environment. Homes in well-loved neighborhoods tend to hold their value exceptionally well. Inventory can be tight in certain areas, especially those tied to highly rated schools, so buyers benefit from being prepared and informed.

Moving Logistics: The Not-So-Fun (But Important) Details

Moving involves a lot of practical steps — utilities, movers, DMV updates, school enrollment timing, storage options, weather considerations, and more. These aren’t the most glamorous parts of relocating, but they’re definitely essential.

If you want help navigating these steps, especially if you’re coming from out of state, I’ve put together everything you’ll need in my Naperville New Resident Guide and Moving Logistics page.
